Serendipity Labs Inc. has opened its first Texas shared-office hub in the Dallas Arts District, which is just the start of a much bigger plan in North Texas for the New York-based coworking concept.
The New York-based co-working concept also has plans to expand elsewhere in DFW, and has a letter of intent to move forward in Frisco. Remote workers, freelancers, and small businesses now have another co-working option in downtown Dallas. New York-based Serendipity Labs opened 29,000 square feet of co-working space at KPMG Plaza at HALL Arts on Monday.
A highly-anticipated coworking lab has finally announced plans to move into the Dallas Arts District with the help of a local developer. New York-based Serendipity Labs Coworking has claimed 29,000 square feet in KPMG Plaza tower on Ross Avenue, The Dallas Morning News’ Steve Brown reported. Leading the building’s development is Craig Hall, who has made an undisclosed investment into the company, Dallas Business Journal’s Candace Carlisle reported. Hall also will serve as the space’s landlord.
One opportunity for co-working operators to scale up and grow quickly is through franchising, says Dallas-based Ryan Hoopes, a senior associate at real estate services firm Colliers International and co-founder of the firm’s flexible workspace advisory services practice. While only two major co-working operators so far, New York-based Serendipity Labs and Naples, Fla.-based Venture X, have leveraged this strategy, he expects more co-working operators to adopt the franchising model.
North Texas has one of the fastest-growing office markets in the country. What’s growing even faster are the number of shared-office facilities in the Dallas-Fort Worth area. Companies that provide co-working operations have more than four dozen locations in D-FW. And real estate brokers predict that the number of shared-office spots could more than double as more professionals turn to new work environments.
A New York-based shared office provider has landed in Dallas’ Arts District with its first project. Serendipity Labs Coworking is taking 29,000 square feet in the KPMG Plaza tower on Ross Avenue near Pearl Street for its first local location. The building’s developer, Craig Hall, also is making a capital investment in the shared office firm, which has more than 100 locations under development.
